Age-qualified options in Summerlin
Summerlin’s official community directory lists Sun City Summerlin, Siena, and Regency among its established age-qualified neighborhoods. These are starting points for research, not a guarantee of current availability or eligibility.
Sun City Summerlin
Compare the exact home, current association dues, included amenities, and upkeep obligations. Obtain the association’s current occupancy requirements and resale documents.
Siena and Regency
Compare each community separately. Verify amenities, fees, access rules, home layouts, and current age and occupancy requirements directly with the applicable association.
What does “55+” mean?
For the federal 55-or-older housing exemption, at least 80% of occupied units must have at least one occupant aged 55 or older. The community must also publish and follow qualifying policies and meet age-verification requirements.
That does not automatically mean a buyer under 55 can live in the remaining units. Communities can impose stricter occupancy rules. Ownership, occupancy, younger household members, and guest stays must be checked against the current governing documents. Other fair-housing protections continue to apply.
Your comparison checklist
- Occupancy: who may live in the home, age verification, younger residents, and guest limits.
- Total cost: dues, transfer or initiation fees, separate memberships, and assessments.
- Home layout: stairs, doorways, storage, outdoor space, and any changes you would need.
- Amenities: what is included, access hours, guest use, and separate charges.
- Property use: rental restrictions and your plans for full-time or seasonal occupancy.
Questions buyers ask
Is every home in Summerlin age-restricted?
No. The official directory identifies specific age-qualified neighborhoods. Confirm the exact property and association rather than applying a restriction to the entire master plan.
Does 55+ mean every resident must be 55?
Not necessarily. Federal qualification and the community’s own rules are separate checks. Obtain written confirmation of who may occupy the home.
Can I compare age-qualified and other communities?
Yes. Your search can include both, based on your stated priorities and any applicable occupancy requirements.
