What is included in the payment?
Principal and interest are the starting point. Taxes, homeowners insurance, and mortgage insurance may also affect your monthly payment. Ask your lender which costs are included, which are collected through escrow, and which you pay separately.
What lives outside the mortgage?
Association dues, utilities, maintenance, and repairs need their own space in the budget. Review applicable association documents and obtain insurance quotes for the property. Premiums, coverage, and deductibles vary; do not assume a listing’s estimate matches your situation.
What do you need up front?
Your down payment is not the only initial expense. Inspections, appraisal, lender and closing charges, prepaid items, moving, and early repairs can also matter. Compare the lender’s Loan Estimate and final Closing Disclosure, and ask about changes.
Build a budget you can live with
