Start with how long you expect to stay

Buying and later selling involve costs, while ownership adds repair and maintenance responsibilities. Renting has its own terms, expenses, and limits. Your expected length of stay and the flexibility you need belong in the comparison.

Compare homes that meet similar needs

A detached home and a small apartment are not equivalent choices. Compare the locations, space, and features you would actually consider. For ownership, include the full mortgage payment, taxes, insurance, applicable association dues, and maintenance—not just principal and interest.

Test a few realistic scenarios

Use written financing estimates and actual rental options. Consider upfront cash, repairs, potential changes in rent, and future selling costs. Treat assumptions as assumptions. Equity can grow as principal is repaid, but it does not remove the need to manage monthly cash flow.
