Questions worth asking

Help now.
What happens later?

Compare the complete cost of a loan with assistance against one without it. The amount available at closing is only part of the picture.

Does the assistance have to be repaid?

Ask whether it is a grant, forgivable loan, or repayable second mortgage. Confirm what happens when you sell, refinance, move out, or pay off the first loan.

What will the full loan cost?

Compare interest rate, APR, fees, mortgage insurance, monthly payments, cash to close, and total borrowing costs on written Loan Estimates.

Is it available for this home and borrower?

Ask about current funding, occupation and residency rules, income and purchase-price limits, loan type, education, prior program use, and property location.
